However, for many Canadians their home is also the largest investment they will ever make and in my experience that will cause some anxiety. This over thinking usually stems from fears that your dream home will be scooped up by another buyer before you are given the chance to view it, or worse, that you will overspend and buy the property for much more than it is worth.  It’s my job as your Realtor to put these fears at ease with my professional process. I start with a comprehensive consultation to determine what exactly you would want out of your home and with a defined property search I’ll Funnel homes tailored for you the moment they hit the market.

Setup a Consultation

Maybe you envision a large deck for summer BBQ’s, or a cozy living room to binge the latest Netflix series. Maybe you’d like to be located near a school or closer to work to cut down on the daily commute, whatever it is, our consultation should make clear your family’s vital needs while defining the dreams you do have.

My number one priority as your Realtor is to understand, so we’ll begin with this consultation to determine what property to funnel our search towards. We’ll consider LOCATION, STYLE, CONDITION, PRICE, and take a look at current market conditions and listed properties. We’ll discuss your preferred mode of contact (call, text, email), schedule for viewing listings, and steps to pre-approve yourself for any financing you may require. This consultation sets up our property funnel with a focus on clarity so you don’t miss out on the right home for you.

The Funnel

I will start a comprehensive MLS (multiple listing service) market search that will funnel listings tailored to your needs directly to your email account the moment they hit the market. Each listing will include property details and I will be in contact to answer any questions you do have and to arrange a viewing tour. This viewing is available at your convenience, day or night, 7 days a week. We will use each viewing to refine our search further utilizing the funnel process. What to Look for when Viewing a Property

Here are a few questions and ideas to consider when viewing homes to help make the process easier and more productive:

  • Does the homes features fit your needs?  (those features you must have)? (For example, number of bedrooms, closet space, kitchen size, etc.)
  • Does the home have any of your wants? (those features you’d like to have but would be willing to give up)? (For example, large backyard deck, spacious family room, etc.)
  • What is the general condition of the home? (Are there signs that the owners have kept up with repairs and maintenance?)
  • Will the home need any major repairs or renovations? Is there anything, such as the furnace or roof, that may need to be replaced soon?
  • What do you like most about the home?
  • Is there anything about the home you don’t like? Can that be changed with a renovation now or in the future?
  • Take a walk or drive around the neighbourhood. Are the homes well-kept, indicating pride of ownership?
  • Do you like where the home is situated in the neighbourhood?
  • Does the neighbourhood have what you want? (For example, public transit, shopping, schools, local parks, etc.)
