Making An Offer

Ok so we have done all of the hard work in determining what homes work for you, we put the comprehensive market search to work, and we’ve had some fun viewing properties. Now all the hard work has paid off and finally you have found the home of your future, your dream home! What comes next?

The first step is preparing the Offer for purchase. This is the legal document I present to the seller that basically states the PRICE you’re offering, the TERMS, any CONDITIONS deemed to be in your best interest, the DATE of closing and possession, and any INCLUSIONS or EXCLUSIONS that you have identified.

Determining the initial offer price is critical in the negotiation. You want it to be within an acceptable range of the true market value of the property so the seller will take your offer seriously. On the other hand, you don’t want to go in too high and risk overpaying for the home. It truly is a tight rope walk, however we will draw from the most recent comparative market activity, taking in account the effect of supply and demand and come to a logical price that takes into account your best interests.

I will negotiate to ensure you receive the lowest price possible, that the contractual conditions protect you and that the home you buy receives a comprehensive inspection, we want clarity not surprises. This is why you hire a Realtor, I will be your advocate in the transaction and do all that’s in my power to protect your interests as if they were my own. For me it is about clients over commissions.

Negotiating The Best Deal Possible

When you decide to make an offer on a home, here’s what typically happens:

  • I’ll recommend a price that has the best chance of being accepted by the seller, without over-paying for the home
  • Obviously sellers prefer offers that have no conditions. However, I may suggest a condition, such as passing a professional home inspection, to be included for your protection.
  • I’ll prepare the necessary documents and present your offer to the seller personally
  • If the seller makes a counter-offer, we’ll discuss next steps and I’ll skillfully negotiate on your behalf
  • I’ll communicate with you throughout the entire process. You’re never in the dark when you work with me
  • Once the seller agrees to a deal, I’ll help lead you through removal of any conditions and closing the deal
  • The home home is yours! Congratulations are in order, but please stay in touch I want you to be happy with your purchase for years to come

I realize that making an offer can seem like the nail-biting part of the process. It doesn’t have to be. That’s the advantage of selecting a Realtor who, like me, puts clients first.
